What's an EPC
and why do I need one?

An Energy Performance Certificate (EPC) is an official document that measures the energy efficiency of a property. It provides a rating from A to G, with A being the most energy-efficient and G being the least.

An EPC gives valuable insight into a property's energy performance, estimated energy costs, and environmental impact. EPCs ultimately support homeowners, buyers, landlords, and tenants to understand how much energy a property uses and identify ways to improve its efficiency. It can help reduce energy bills, improve comfort, and increase property value by highlighting opportunities for energy-saving improvements.

Domestic EPC assessments are available for:

  • Homeowners preparing to sell

  • Landlords and letting agents

  • Estate agents and property professionals

  • Homeowners reviewing their property’s energy efficiency

  • Properties with an expired EPC

Our domestic EPCs start from £85

(Your final price will be confirmed before the appointment and will take account of the property’s size, type and location.)

When you need an EPC

A valid EPC is generally required when an existing home is being marketed for sale or rent.

You may also choose to obtain a new EPC when:

  • The previous certificate has expired

  • Significant energy improvements have been completed

  • You want an updated record of the property

  • A lender, agent or other organisation has requested one

  • You are reviewing a rental property’s energy performance

Existing EPCs can be checked free of charge through the official government EPC register.

What will be assessed

The appointment involves a visual, non-destructive assessment of the accessible parts of the property.

Information collected may include:

  • Property age, type and construction

  • Internal dimensions and layout

  • Walls, floors and roof construction

  • Loft, wall and floor insulation

  • Windows and external doors

  • Main and secondary heating

  • Hot-water system

  • Heating controls

  • Fixed lighting

  • Fireplaces, chimneys and open flues

  • Renewable technologies such as solar panels

Photographs and supporting evidence may be recorded where required by the assessment methodology and accreditation scheme.

An EPC assessment is not a building survey, structural inspection, valuation, electrical test, gas-safety check or guarantee of the condition of any system.

Booking an assessment

1. Book your appointment

Contact James by email, telephone or the online booking form. James will confirm the property details, price and available appointment times.

2. Property assessment

When conducting EPC assessments, James will inspect your property and evaluates factors such as insulation, heating systems, windows, lighting, and overall energy performance.

3. Receive your EPC

Following the assessment, we’ll submit your assessment and you’ll receive your EPC (digitally) alongside some practical recommendations to help improve your property's efficiency. The certificate remains valid for 10 years from the date of issue.

Preparing for an appointment

Please make sure the assessor can access:

  • Every room

  • The boiler or main heating appliance

  • Heating controls

  • Hot-water cylinder, where applicable

  • The loft hatch, where safe and accessible

  • Gas and electricity meters where required

  • Relevant extensions and converted spaces

Documentation can be important. Where available, have evidence ready for improvements that may not be visible, such as:

  • Loft, wall or floor insulation

  • Replacement windows or doors

  • Boiler installation

  • Solar panels

  • Extensions and conversions

  • Relevant guarantees, certificates or invoices

Only evidence that meets the assessment requirements can be used. In the absence of suitable evidence, the approved methodology may require standard assumptions to be applied.

How long will it take?

Most domestic appointments take approximately 30-120 minutes (average time frame of 60 minutes), depending on the property’s size, layout, construction and ease of access.

Larger, extended or more complex properties may require additional time.

After the visit, the information is reviewed and the EPC is prepared and lodged. Your digital certificate will usually be sent within  1-2 working days after the visit
