Frequently Asked Questions
How long is an EPC valid
An EPC is usually valid for ten years from the date it's lodged, unless a newer certificate is produced for the property.
Do I need an EPC before selling my home?
Most existing homes need a valid EPC when they are marketed for sale. Where there is no valid certificate, an EPC should normally be commissioned before marketing begins.
How long will the assessment take?
A typical assessment takes around 60 minutes, although larger, extended or more complex homes can take longer.
Do I need to be at the property?
Not necessarily. Access can often be arranged through an estate agent, tenant, family member or key holder. The person providing access should be able to give the assessor safe access to every relevant part of the property.
Will you need to enter every room?
Yes. The assessor normally needs access to all rooms and relevant spaces, including the heating system and loft hatch where one is present and safely accessible.
Can you guarantee that my property will achieve a particular rating?
No assessor can guarantee or alter a rating to reach a requested band. The rating is generated from the property information and evidence using the approved calculation methodology.
How much does an EPC cost?
Our EPC assessments start from £85. The price depends on the size, type, complexity and location of the property. You will receive a confirmed price before booking.
When will I receive my certificate?
The usual turnaround is 1-2 working days. This begins after a complete assessment has been carried out and all required information has been received.
Do landlords need an EPC?
Most homes being offered to rent need a valid EPC. Landlords should also check whether the property meets the current minimum energy-efficiency requirements that apply to private rented homes.
Can you check whether my property already has an EPC?
Existing certificates can be searched and downloaded free of charge from the official government EPC register. We can point you towards the correct checker if you are unsure.
Will anything be damaged or drilled?
No. A standard EPC is a visual and non-destructive assessment. The assessor does not drill into walls, lift floors or dismantle parts of the building.
Why should I provide paperwork for insulation or improvements?
Some energy improvements cannot be confirmed through a visual inspection. Suitable documents, certificates, guarantees or invoices may allow the assessor to record improvements that would otherwise have to be entered using standard assumptions.
Can an EPC tell me whether my boiler or electrics are safe?
No. An EPC is an energy-performance assessment. It is not a gas-safety inspection, electrical inspection, structural survey or test of whether equipment is safe and properly maintained.
Which payment methods do you accept?
Payment can be made electronically or in cash. Payment terms will be confirmed when the appointment is booked.
Do you offer evening or weekend appointments?
Visits are conducted within the working day where possible. Weekends are subject to availbilty and come with an additional cost.
